A Sales Success Story Unfolds

“We are thrilled that the AB market has responded strongly to One Central. Megaworld Buys Ayala Land Subsidiaries

Megaworld Corp. told the Philippine Stock Exchange on Tuesday that it bought out three units of Ayala Land Inc. (ALI) so the acquirer can develop a property in Makati.

In a disclosure, Megaworld said it bought 100 percent equity shareholdings in the three ALI subsidiaries for P902 million on March 31.

In a telephone interview, Alfonso Reyes, ALI spokesperson, said the subsidiaries sold to Megaworld are Stonehaven Land Inc., Piedmont Property Ventures Inc. and Streamwood Property Inc.

John  Hao, Megaworld investor relations officer, told The Times that Megaworld opted to buy the subsidiaries that own the property along Valero and Dela Costa Sts. in Salcedo Village, rather than buy the property alone. The property is currently used as a public parking lot.

Upon development of the former Ayala property, Megaworld said it would make provisions for public parking to replace the existing facility.

Megaworld said it plans to construct a mixed-use development on that site, which is near its One Center project located at the junction of Sen. Gil Puyat Avenue Extension and Ayala Avenue also in Salcedo Village. One Central used to be named The Trumps before American property developer Donald  Trump threatened to take “immediate legal action” against Megaworld for allegedly using his name without consent .

One Central is a high-end residential project touted to become the most expensive single-tower residential condominium in the Makati Central Business District as it is estimated to cost P5.5 billion to build. It was conceptualized and executed by American design consultant Preben Kent and international structural consultant Ove Arup + Partners. The tower will be covered with glass from the top down while its lobby will be designed by Gettys Chicago to carry a five-star hotel look, Megaworld said.

At end-September, the property firm said its profit jumped 52 percent to P2.29 billion as real estate sales continue to drive revenues, which grew 53 percent to P10.07 billion year on year. During the nine-month period, real estate sales from various residential projects went up 68 percent to P7.25 billion as its mixed-use projects continue to be in high demand. Reservation sales reached P14.25 billion, surpassing the full-year sales of P10.3 billion in 2006.

Megaworld is developing McKinley Hill and targets to finish at least two new business process outsourcing (BPO) office buildings within a year. The firm is pouring P12 billion in investments in McKinley Hill within the next few years to transform it into a BPO hub. About P3 billion has already been allocated for the project’s commercial component while another P18 billion was allotted for development of residences, including McKinley Hill Village.

Boomerang-shaped architecture

Megaworld tapped its longtime collaborator, architectural firm Preben Kent, to design the P5.5-billion single tower of One Central. The boomerang-shaped architecture pays homage to the 1920s era of the groundbreaking Art Deco movement in New York City – the most famous exemplars of which are the Chrysler and Empire State buildings.

During the day, One Central’s 50-storey left wing facing Ayala Ave. gives off a bright blue vibe, while the 42-storey right wing lends a bluish green hue. Turnover of One Central Units Set for 2012

Andrew Tan-led Megaworld Corp. is targeting the turnover of its P5.5-billion high-end residential condominium on the corner of Sen. Gil Puyat Ave. and  Ayala Ave. in Makati on December 2012, an official of the company said.

In an interview, Clifford Legaspi, Megaworld head for marketing and sales for theMakati central business district group, said the company has already started selling One Central.

"We are on the soft-selling of the project. This project will be the biggest project of Megaworld ever," he said.

He clarified that the project has not been launched, but said that pre-selling started mid-January. "We can say we are doing good. It is very competitive especially here in Makati but Megaworld always gets the best location," he added.

Megaworld, however, has yet to secure a selling license for the project.

Mr. Legaspi said Megaworld expects to sell 80% to 100% of the units within eight months.

The listed property firm has sold more than 20 units amounting to P170 million ahead of the launching.

Originally conceptualized as The Trumps, One Central was renamed after real estate mogul Donald J. Trump filed a complaint with the Intellectual Property Office (IPO) for the use of his name. The despite is now being settled by the local IPO.

Megaworld earlier said it chose The Trumps as the brand for the development because the word "trump" means "to excel, surpass or outdo."

Mr. Legaspi said that the rebranding did not hurt sales.

One Central will stand on the former Shell Maya gasoline station and will cater to the high-end market.

Mr. Legaspi said target markets are young, upwardly mobile professionals, balikbayans, and businessmen.

A 46-square-meter one-bedroom unit costs P4.5 million while a 105-square-meter two-bedroom unit costs P8 million. The 135-square-meter three-bedroom unit costs P13 million.

"It is a triple A project of Megaworld. It is the very first time we are doing a 50-storey building. We want to be the tallest building in that area. Because of the location, it will be one of the best addresses in Makati. It has the best amenities. Our target is to wipe out the project in eight months," Mr. Legaspi added.

Mr. Legaspi said selling abroad was not a priority since balikbayans keep on coming back.

"We don’t need to go out of the country to be able to sell [our projects]. You will never go wrong in Makati. It is there already. The return on investment for sure won’t go down," he said.

Megaworld Chairman and President Andrew Tan earlier said One Central was Megaworld’s way of paying tribute to the property’s "unmatched central location" and its "unique" positioning as the "no.1 residential address" in the Makati central business district.

Megaworld, he added, has put together a world-class development team to conceptualize, plan and execute the project.

The team includes American design consultant Preben Kent and international structural consultant Ove Arup + Partners.

Glass house

The high-rise residential tower will be covered from top to bottom with glass.

Its lobby will be interior-designed by Gettys Chicago, and it will have the look of a five-star hotel. The boomerang-shaped architecture pays homage to the 1920s era, Megaworld said in a statement.

Lofts, located at the sixth and 50th floors, offer more space.

Mr. Legaspi said all the units at One Central would be pre-furnished with a 21-inch LCD TV, DVD player, cook top, range hood, washing machine, microwave oven, air-conditioning unit/s, sofa and center table, dining set, bed frames, and kitchen cabinets.

"Our neighbors RCBC Plaza and GT Tower are landmarks on their own. To be a fitting neighbor, we have to design a very good building," Megaworld Assistant Vice-President for marketing communications Rommel R. Orbigo said.

RP's Most Luxurious Residential Enclave Rises in Makati

For a city known for its posh villages and pricey high-rise condominiums, the announcement of a P5.5-billion high-rise residential project rising at the intersections of Sen. Gil Puyat Avenue, Geronimo Street and HV dela Costa Street in Salcedo Village (formerly the site of Shell Maya fuel station) is certainly a big news.

Even its developer, Megaworld Corp. is very excited considering this will be its most ambitious project of its type to date.

“We could regard One Central as the country’s most expensive high-rise residential project to date. The fact that this development will rise in one of the country’s premier business districts will all the more make One Central’s future residents most privileged,” said Clifford Legaspi, Megaworld AVP for marketing and project head.

Exemplar

One Central, as Legaspi described it, will be an exemplar of modern architecture. From atop, the structure looks like conjoined wings with the eastern side rising 46 stories high while the western side boasting 50 stories.

“Once finished, One Central will be a breathtaking sight—with its glass exterior skin gleaming blue to blue green in daytime while during the night, the building’s topmost structure, with its art deco detail, will be illuminated,” Legaspi shared.

749 units

Legaspi informed that One Central will offer a total of 749 residential units—from executive studios (a 30.5-sq-m area sells at P2.8 million) to one-bedroom units (a 46-sq-m area sells at P4.3 million), two-bedroom units (a 105-sq-m area sells at P9.79 million at the 8th floor or P12.39 million at the 42nd floor) to five-bedroom suites to loft units.

Those living in the third to sixth levels facing the corners of Sen. Gil Puyat Avenue and Geronimo Street (called Treetop View Residences) will have the view of the Forest Park, a man-made mini rainforest that will be built at the junction of Sen. Gil Puyat Avenue and Geronimo Street.

On the other hand, those living in the seventh to the 10th levels facing HV dela Costa street (called Pool View Residences) will provide its residents tranquil vistas of the pool at the amenity deck.

“Moreover, One Central will offer bigger floor space at its lofts located at the sixth and 50th levels,” Legaspi added.

Spectacular

“Whatever floor or unit our future residents will choose, it will definitely be spectacular. Moreover, our future residents will only have to move in with their personal belongings since all the units come complete with a 21-inch LCD television with DVD player, cook top, range hood, washing machine, microwave oven, air-conditioning unit(s), sofa with center table, dining set, bed frames as well as kitchen cabinets,” Legaspi promised.

Megaworld to Build P5.5B Residential Tower in Makati

MANILA,  Philippines -- Megaworld Corp., the Philippines' second-biggest property developer by market value, will construct the most expensive residential tower in the country, valued at P5.5 billion.

The high-end residential condominium building, to be called One Central, will rise in the country's premier business district of Makati, Megaworld chairman Andrew Tan said in a statement.

Tan controls Allied Global Group Inc., a listed company that holds his interests in Megaworld, brandy maker Emperador Distillers, and Golden Arches Development Corp., franchise holder for McDonald's restaurants in the Philippines.

"For a single-tower project to be valued at P5.5 billion, that makes it the most expensive project of its kind anywhere in the country," Tan said.

"Megaworld had planned to name the project 'The Trumps' after the word 'trump', which means 'to excel, surpass or outdo'," Tan said.

But US tycoon and television personality Donald Trump protested and has taken action against the Philippine company. The case is now pending at the country's Intellectual Property Office (IPO), Megaworld said.

Trump was quoted in a recent local newspaper report as saying that he took action against Megaworld for its "outrageous attempt to mislead buyers into thinking that my name and company is affiliated with Megaworld's project."

"In opting to use 'One Central', we are by no means relinquishing our right to use the mark 'The Trumps' in any of our real estate projects in the Philippines," he said.

Tan said "Megaworld has a strong legal position, but we are prepared to abide by the IPO's decision, whichever way it goes."

"We'd like to thank Mr. Trump for generating a lot of interest in One Central in the last few days. We are now seriously considering launching it ahead of schedule," he said.

In late trade, Megaworld shares were up five centavos or 1.3 percent at P4.00.
